Located in Boerum Hill, right off Brooklyn’s “restaurant row” of Smith Street, this space redefines contemporary living in brownstone Brooklyn. This brand new five-story building was meant to evoke an old factory and was built entirely out of concrete—a feat previously unheard of for a building this size. The industrial, minimalist design strives for simplicity by focusing on the recurring use of three main materials: concrete, metal and wood. It starts with the facade, comprised of concrete exposed piers, zinc standing seam, and Ipe wood flower boxes and door. Inside the building much of the muscular, concrete superstructure is left exposed to highlight the unique and imperfect beauty of this common building element. Steel panels and exposed piping are used to stress the raw nature of the design. Walnut—a warm, dark wood—is used extensively to contrast with the raw, rough elements. Expansive windows and bright white paints are used to highlight and define these elements. Recognizing the demand for family-size apartments, we made the bold choice of only building three large units. The three- to four-bedroom duplexes at 253 Pacific Street range in size from 2280–2603 square feet, with dramatic living spaces, large bedrooms, massive closets, and state-of-the-art kitchens and baths. Each space offers keyed elevator entrances, huge wood-burning fireplaces with custom wood storage, and eco-friendly structure and materials throughout. Access to light and exterior space is emphasized with all three units having private outdoor spaces, including a fully landscaped private penthouse roof garden and outdoor kitchen.
